The cap rate is crunching numbers but appreciation is a little harder to predict. Lucky for people who are looking to buy an investment property in Philadelphia, it's slightly easier. 

In Philadelphia, you can predict what neighborhood is coming up next because it borders an area that is already gentrifying. In other cities, up and coming neighborhoods can be spaced out and have no rhyme or reason. But in Philadelphia, the up and coming neighborhoods always border a developing neighborhood. 

I'm focusing on Port Richmond because it borders Fishtown, a highly sought after neighborhood. People are already investing in Kensington and Harrowgate early for a longer term play. But Port Richmond would be a shorter term play for those looking to make a 5-10 year investment.
